We like those kitchens more than you might expect. The cabinet boxes are frequently well made, the layouts are often sensible, and a lot can be kept. What they lack is storage above the uppers, decent light, a counter that cleans easily, and a range hood that actually moves air outside. Getting those things right does not always mean tearing everything out.

How We Approach a Job

• We look before we price. Every cabinet gets opened, and if a soffit is coming down we cut a small inspection opening so the quote reflects what is inside it.
• We price the smaller option too. When refacing or a counter and lighting refresh would solve the problem, you see that number next to the full remodel.
• We run older homes carefully. Houses built before 1978 are tested for lead paint and asbestos before demolition, and the work area is contained.
• We handle the paperwork. Permits and inspections through the City of Irvine, and help preparing HOA architectural review submissions for townhomes, condos and detached homes in associations.

Newer Kitchens Too

Not every call is from an older village. We also work in newer homes across Northwood, Quail Hill, Portola Springs and the Great Park neighborhoods where the builder grade kitchen was fine on move in day and has not aged well, or never had the storage the family needed. The process is the same. Measure, open the cabinets, talk honestly about what is worth changing, then write a clear scope and schedule.
